  1. What does Tretsch Architecture do?
    Our work includes custom homes, renovations, additions, ADUs, condominium build-outs, and select light commercial projects across Georgia and beyond. We can also consult on site suitability prior to purchase.

  2. Where do you work?
    We’re based in Atlanta, Georgia and work throughout the state — from Atlanta and the surrounding metro area to the coast and mountain regions. We also take on projects beyond Georgia when the right opportunity and client alignment arise.

  3. When should I involve an architect?
    Ideally, as early as possible — even before purchasing land or finalizing your scope. Early guidance helps set realistic expectations for design, budget, and zoning.

  4. What’s your design process?
    Our process is collaborative and transparent. We start by defining goals and constraints, then develop design concepts, in collaboration with the client, refine details, and prepare documentation for permitting and construction. We can remain involved through completion to ensure the design intent is realized.

  5. How long does the design process take?
    Timeframes vary with project scale and complexity. Smaller projects may take several weeks; custom homes often require several months. Quality design takes time — and careful iteration produces the best results.

Budget & Fees

  1. How are your fees structured?
    Fees are tailored to each project. Depending on scope, we may propose a fixed fee, a percentage of construction cost, or hourly billing for early concept work. Once we understand your scope and goals our proposals are clear and transparent from the outset.

  2. Can you work within my budget?
    Yes. We design with cost in mind from the beginning, providing guidance throughout the process to align design quality, scope, and financial goals.

  3. Do you assist with contractor selection?
    We do. We can recommend trusted builders or help review bids to ensure consistency and value across proposals.

Permitting & Construction

  1. Do you handle the permitting process?
    Yes. We prepare complete permit drawings and coordinate with required consultants, such as structural or civil engineers. Typically, the contractor submits the required documentation for permitting.

  2. Are you involved during construction?
    Yes. We can provide construction observation services to maintain design integrity, review progress, and address field conditions as they arise, if the client includes it in our scope of work.

Design & Customization

  1. Can you modify an existing plan?
    Often, yes — provided it complies with local codes and works with your site. We evaluate each case to ensure modifications meet both design and technical standards, along with code and zoning requirements.

  2. Do you use 3D modeling?
    Yes. We can use 3D tools to communicate design intent clearly, helping clients understand space, proportion, and materiality before construction begins.

  3. Do you have a specific design style?

    Always. Each project begins with a zoning and code review to identify opportunities and constraints before design development.

Communication & Deliverables

  1. What will I receive at the end of design?
    A comprehensive set of permit and construction drawings — including plans, elevations, sections, and details — and, when appropriate, 3D renderings or material studies.

  2. How do you communicate during a project?
    We maintain consistent communication through meetings, shared documents, and digital collaboration tools to keep design and decision-making clear and efficient.

  3. What do I need to begin?
    A current survey, any existing plans (if a renovation/addition), your project goals, and a general sense of budget and timeline.
